There's no denying that staging a home, whether done yourself or by a professional, can give it real 'buyer appeal.' When real estate agents discuss home staging, they're referring to a method of preparing a home for sale on the market. Staging is a technique for highlighting a home's best features, impressing potential buyers, and selling it as quickly as possible for the best price. Because not all sellers stage their homes–especially those in lower price ranges–you'll have an advantage if you go the extra mile and stage yours. Here's how to do it.

Best Home Staging Tips

• Home staging is the process of preparing your home for sale so that it appeals to the greatest number of potential buyers willing to pay the highest price.

• In terms of both time and money, staging could be one of the most profitable projects you have ever undertaken.

• Pay special attention to the living room, kitchen, bathrooms, bedrooms, and outdoor living spaces when staging your home.

• You want buyers to be able to picture themselves living in your home, so declutter and remove personal items that may obstruct that vision.

According to the National Association of Realtors' 2017 Staging Stats report, 49 percent of buyers' agents believe that home staging affects how a buyer views a home, with 77 percent believing that it makes it easier for buyers to envision the property as their own. On the seller's side, 21% of agents believe that home staging increases a home's value by 6% to 10%, and 39% believe it significantly reduces the time it spends on the market.

Home staging allows potential buyers to envision themselves living in the home. It implies that the house has been well cared for and assures them that it is a good investment. But how do you make a home that has been lived in look new and inviting? Isn't home staging also costly? These home staging suggestions will show you how to stage a house in the most efficient and cost-effective manner possible.

## Tips To Stage Home The Right Way:

1) Increase the curb appeal of your home. This is something you hear all the time, and for good reason. Many people who are interested in touring your home will do a quick drive-by first to see if it is even worth a look inside. You can ensure that your home is ready to entice passers-by by following these guidelines:

- **Wash the siding and walkways with a power washer**

- **Wash the siding and walkways with a power washer**

- **Mow the lawn, reseed or add fresh sod as needed**

- **Plant blooming flowers and fresh greenery**

- **As needed, repaint or stain the porch floor**

- **Clean the front windows**

2) A welcoming porch will greet visitors. Make your stoop say "welcome home" with a clean doormat, blooming potted plants, and — if you have space — one or two pieces of neat porch furniture. In the evenings, leave your porch lights on in case potential buyers pass by. Solar lights on the front walk are a nice finishing touch, especially if you'll be showing the house in the evening.

3. Make sure your home is spotless. Every surface should sparkle, from gleaming floors to gleaming windows to spotless counters and scrubbed grout. This is the simplest (well, maybe not simplest, but certainly the most affordable) way to help your home look its best. If you have a large house, you may want to hire professionals to handle some of the more difficult tasks. Don't skimp on this step; it's crucial!

4. Remove all of the clutter. All clutter must be removed if you are serious about staging your home. It's not easy, and you may need to temporarily use offsite storage (or a nice relative's garage), but it's well worth the effort. Clean and clear surfaces, floors, cupboards, and closets equal more space in the eyes of potential buyers, so get rid of anything unnecessary or unsightly.
But it's my personal style! What's more, guess what? It's possible that it's not the style of those looking to buy a home in your area. So, even if you have a killer vintage-chic look going on, tone it down to appeal to the widest possible audience. In your new home, you can reintroduce your personal style.

5. Strike a balance between pristine and lived-in appearances. Yes, I know I just told you to get rid of all your clutter (and you should be proud of yourself if you did), However, now is the time to reintroduce a few elements that will truly enhance the appeal of your home. Cut flower vases, a basket of fresh produce from the farmer's market on the kitchen counter, or a bowl of lemons next to the sink are all good ideas.

6. Arrange your dining room table in a pleasing manner. When it comes to home decor, the dining room is frequently overlooked. Between dinners, a large dining table can appear bare and uninviting, so styling it with visitors in mind can help it appear more inviting. Instead of lining up a series of larger vessels down the centre of the table, try lining up a series of smaller vessels down the centre of the table.

7. Examine your floors thoroughly. Give all floors a thorough cleaning (and steam clean carpets) at the very least, but if they're in bad shape, consider having them refinished. If you don't want to spend money on refinishing your floors, strategically placing area rugs can help.

8. Rearrange the furniture in your home. Symmetrical arrangements work well in the living room. Remove your furniture from the walls and arrange it in pairs (sofas, chairs, lamps) to create a welcoming conversation area.

9) Choose neutral colours that are sophisticated. It's not the time to play around with that "fun" lime green. But that doesn't mean you have to go completely white. Mocha and "greige" are rich mid-tone neutrals that create a sophisticated backdrop that makes everything look more pulled together.

10) Create a master bedroom that is gender-neutral. A clean, tailored master bedroom, free of personal items and clutter, will appeal to everyone. Clean, crisp linens, tasteful artwork, and a blanket folded at the foot of the bed are all must-haves.
